HMO & communal
Room changeovers priced per room, communal areas priced per visit. Built for operators and block managers who need the same standard every time, not a different cleaner every month.
A shared house is not a family home with more bedrooms. Rooms turn over independently, often mid-tenancy for everyone else, and the shared kitchen takes heavier use than any room we clean anywhere else. Pricing it by bedroom count as though it were a standard property gets it wrong in both directions.
So rooms are priced per room, and communal space is priced per visit. If you turn over two rooms this month and four next month, you pay for two and then four, rather than a flat retainer that suits us more than it suits you.
For properties with a regular communal schedule, we quote after seeing the building. Floor area, number of floors, how many doors and how often you need us all change the number, and none of that is visible from a description over the phone.
Where a property is split into flats and the hallway is nobody’s clear responsibility, we will tell you whether it falls inside your demise before quoting for it rather than after.
We work to a documented cleaning standard, which matters more on a recurring contract than a one-off. The finish should not depend on who turned up that week, and a new cleaner covering a shift should produce the same result as the regular one.
Every cleaner is DBS-checked and reference-checked before starting, which matters in a building where people are living while we work. Photographs on completion as standard, so you can see the visit happened and to what standard without attending yourself.
“Really high standard of cleaning, working around our daughters and dogs quickly. Would recommend!”
“Was very happy with the service, cleaner was warm and friendly and wasted absolutely no time with her clean. Decided to book in a fortnightly clean, 5 star service”
“Excellent job guys I used them for end of tenancy”

Number of rooms, number of floors and how often you need us. We will come back with a price, and arrange a short visit first if the communal side needs seeing.
