End of tenancy cleaning in Maidstone

Maidstone has the busiest rental market of anywhere we cover, and end of tenancy work here is more consistently in demand than in any other town on our round. The county town status brings a steady flow of professional tenants, and with it a steady flow of tenancies ending.

The rental market in Maidstone

The rental stock in Maidstone splits fairly cleanly between older properties nearer the town centre and newer developments out toward Allington, Barming and Downswood. The two need genuinely different amounts of time.

There is also a higher proportion of professionally managed lets here than in most of Kent, which usually means a formal check-out inventory rather than an informal look round. That raises the standard expected, and it is why we treat Maidstone end of tenancy jobs as inventory-standard by default.

What we see in Maidstone specifically

Formal check-out inventories

More Maidstone lets go through a proper inventory clerk than elsewhere in our area. That means the check is line by line against a document rather than a general impression, so the things that get missed, tops of wardrobes, extractor filters, window ledges, are exactly the things that generate deductions.

New-build cleans that are quicker than expected

The newer estates tend to clean faster, modern kitchens, fewer awkward corners, no original woodwork. If your property is a recent build in good condition, say so when you book, because it genuinely affects how long we need.

Short notice at month end

Most Maidstone tenancies end on the last working day of the month, and that is when demand spikes hardest. Booking a week or more ahead makes a real difference to getting the slot you want.

Why end of tenancy works out cheaper than a deep clean

It sounds like the more expensive option, and for a lot of companies it is. Ours is not. A deep clean does not include the hob, the fridge, the blinds or the internal windows, and a check-out inventory will look at all four. Buy them as add-ons and here is what happens.

1 bed2 bed3 bed4 bed
Deep clean£80£125£170£205
+ Hob deep clean£10£10£15£15
+ Inside fridge / freezer£15£15£20£20
+ Blinds & window ledges£15£20£22£25
+ Internal windows£15£20£25£30
Deep clean, everything added£135£190£252£295
Our end of tenancy price£110£150£195£230
You pay less by£25£40£57£65

That is arithmetic from our own published rate card, not a sales line. If your property genuinely does not need the oven, hob, fridge, blinds and windows doing, a deep clean is the cheaper choice and we will tell you so.
