Rainham in Kent, ME8, not the Rainham in east London. It is a few minutes from where we are based, which makes it one of the few places we can often cover at genuinely short notice when a check-out date moves.
Check availabilityOne price covering oven, hob, fridge, blinds and internal windows. Nothing itemised afterwards.
Rainham is mostly family housing rather than flats, which changes the shape of an end of tenancy clean. More bedrooms, more carpet, usually a garden, and often a longer tenancy behind it than a town centre flat would have had.
Longer tenancies mean more accumulated wear. Ovens that have had three or four years of use without a deep clean are common here, and they take considerably longer than an oven from a twelve month let. It is worth mentioning when you book so the time is allowed for.
A family oven after several years is the single item most likely to make a job overrun. It is included in our end of tenancy price either way, but telling us in advance means we schedule the right amount of time for it.
Most Rainham lets are carpeted upstairs and down. We vacuum thoroughly, spot treat and deodorise. We do not do wet carpet cleaning or extraction, so if your tenancy specifically requires professionally cleaned carpets with a receipt, you need a specialist alongside us and we will say so upfront.
Same as the rest of Medway. Limescale on shower screens, taps and around toilet rims needs descaling properly, and it is checked at inventory more often than almost anything else.
We are a mobile service covering these areas. We do not have an office in Rainham, we travel to you.
Our free end of tenancy checklist covers every item a letting agent typically checks, in the order it makes sense to work through them. No sign-up, and genuinely useful whether you book us or not.

It sounds like the more expensive option, and for a lot of companies it is. Ours is not. A deep clean does not include the hob, the fridge, the blinds or the internal windows, and a check-out inventory will look at all four. Buy them as add-ons and here is what happens.
| 1 bed | 2 bed | 3 bed | 4 bed | |
|---|---|---|---|---|
| Deep clean | £80 | £125 | £170 | £205 |
| + Hob deep clean | £10 | £10 | £15 | £15 |
| + Inside fridge / freezer | £15 | £15 | £20 | £20 |
| + Blinds & window ledges | £15 | £20 | £22 | £25 |
| + Internal windows | £15 | £20 | £25 | £30 |
| Deep clean, everything added | £135 | £190 | £252 | £295 |
| Our end of tenancy price | £110 | £150 | £195 | £230 |
| You pay less by | £25 | £40 | £57 | £65 |
That is arithmetic from our own published rate card, not a sales line. If your property genuinely does not need the oven, hob, fridge, blinds and windows doing, a deep clean is the cheaper choice and we will tell you so.
